What a seller keeps after commission, the mortgage payoff, and other costs.

How this number is made

A seller’s check is the price minus commission, the loan payoff, and the other costs in the contract. Prorated tax can add or subtract. Put a net credit in as a negative other cost if you already know it.

  1. Commission is the total of both sides if the contract takes both from the seller.
  2. Payoff is the amount to clear the loan on the day of closing, not last month’s statement.

Formula

Net = price − commission − payoff − other costs.

Worked example

With the figures already in the form, estimated proceeds is $207,250.

Questions

Who pays the commission?

Whoever the contract says. This page subtracts whatever percent you type from the seller’s price.

Are capital gains included?

No. A primary home often has an exclusion. An investment sale often does not. That tax is not estimated here.
