Security Deposit

A deposit as a number of months of rent, and the cash due to move in.

How this number is made

Move-in cash is the first month plus the deposit the landlord asks for, plus fees. Some states cap the deposit at one or two months. This page does the arithmetic, not the cap.

  1. Months of deposit is what the listing asks. One is common. Two happens.
  2. Put a pet fee or an application fee that you do not get back into other fees.

Formula

Due at move-in = one month of rent + deposit + other fees. Deposit = rent × months.

Worked example

With the figures already in the form, cash to move in is $3,800.

Questions

Do I get the deposit back?

If you leave the place as the lease requires, generally yes, on the state’s timeline. Fees you labeled as fees are not a deposit.

Is last month’s rent included?

Only if you count it as one of the deposit months or add it to fees. Some landlords ask for it separately.
