Offer over Asking

An offer that is a percent above or below the list price.

How this number is made

In a bidding war the offer is the list price plus a percent. A negative percent is an offer under the list. The seller’s net is a different page, because commission and the mortgage still come out.

  1. Use a negative percent to go under the ask.
  2. This is the price, not the cash to close.

Formula

Offer = list × (1 + percent).

Worked example

With the figures already in the form, offer price is $410,970.

Questions

Will the appraisal match?

Not necessarily. If the appraisal comes in lower, the loan is based on the lower number unless someone covers the gap. This page does not invent an appraisal.

Does escalation change this?

An escalation clause makes the price depend on another offer. Type the price you would actually reach.
