Mortgage Escrow

The monthly set-aside for property tax and homeowners insurance.

How this number is made

Escrow is the servicer collecting one-twelfth of the yearly tax and insurance with the mortgage payment. This page is that twelfth. A cushion of a couple of months is common and is not added, because the cushion is a rule of the account, not part of the annual bill.

  1. Use the full year of tax, including any installment you pay yourself only if the servicer will not be paying it.
  2. Insurance is the annual premium.

Formula

Monthly escrow = (yearly tax + yearly insurance) ÷ 12.

Worked example

With the figures already in the form, monthly escrow is $500.00.

Is mortgage insurance escrow?

It is often collected the same way. Add that yearly premium into the insurance box if you want it included.
